Climate, drainage, and condensation under an RV cover
The regret people report after covering an RV is rarely about the structure failing. It is about water arriving from a direction they did not expect — off the roof, up from the ground, or condensing on the underside of the metal above.
A cover keeps direct rain and sun off a vehicle, which is the point. What it also does is concentrate a large volume of runoff at its edges, create a sheltered microclimate underneath, and introduce a large cold metal surface directly above the vehicle. Each has consequences worth planning for.
Condensation is the one that surprises people
A metal roof cools rapidly overnight. When warm, moist air meets its underside, water condenses there and then drips onto whatever is below. Owners who assumed a cover meant a dry vehicle discover otherwise, usually in spring or autumn when the day-to-night temperature swing is largest.
Open-sided structures ventilate naturally and are largely self-managing. The problem concentrates in enclosed and partially enclosed structures, where the moist air has nowhere to go.
Where the water goes

Drip line planning is worth ten minutes
Stand where the eaves will be and ask where a season of runoff will go. If the answer is "toward the house", "into the entry path", or "onto the ground I just levelled", that is worth solving on paper rather than with a shovel later.
Sun and heat
Shade is the main benefit owners actually notice day to day. It slows UV degradation of roof membranes, sealants, tyres, and decals, and it makes the interior habitable sooner on a hot day.
Wind
What matters practically is that the structure's rating and its anchoring are matched to your site, and that whatever certification you rely on remains valid for the way it was actually installed.
Exposure varies enormously over short distances — a structure on an open ridge and one behind a treeline in the same postcode are not in the same situation. This is a conversation with the manufacturer and your building department, informed by the anchoring decisions on the foundations guide.
What ages an RV under cover
Covering an RV substantially reduces UV and direct precipitation exposure. It does not eliminate humidity, temperature cycling, pests, or the consequences of a roof membrane that was already failing. A cover is a meaningful slowing of decay rather than a preservation case, and vehicles under cover still benefit from the same seasonal inspection they always did.

- The engineered documentation for the specific product, and confirmation that the certification you are relying on remains valid for the way the structure was actually installed.
- Your local building department
- What wind and snow values apply at your address, and whether the anchoring proposed for your site satisfies them.
- The supplier
- Ventilation, insulation, or a condensation barrier if you are enclosing — and, on a coastal or high-humidity site, the coating system and the repair or touch-up procedure for cut ends, drilled holes, and any damaged coating.
